River Island is to relocate and upsize its presence at The Grafton in Cambridge after committing to opening a full-sized anchor store.

The move will see the high street fashion brand upsize by 260%, with its newly reconfigured 9,110-square-foot anchor unit set to open in a prominent position within the newly revitalised Fitzroy Street mall.

The signing comes ahead of the completion of a £28.5 million refurbishment programme at the shopping centre, which has delivered new units to attract new retailers and boost footfall.

Frances Baker, property director at River Island, said: “It’s been great to be able to work with the team behind The Grafton to design our new larger store. The new space will include our latest look-and-feel concept and will allow us to showcase a wider selection of our most popular ranges for our customers in Cambridge.”

Also undertaking works is Debenhams, which plans to introduce its new beauty hall concept, upgrade the F&B offer and improve the fit-out. The refurbishment will bring a number of cosmetic and fashion brands to the store, joining the existing roster of brands that also includes Coast, Ben Sherman and Phase Eight.

Tom Williams, fund manager at LGIM Real Assets, said: “It’s really positive to see retailers recognising the benefit of the refurbishment work. This has allowed us to enhance the retail offer at The Grafton and create a more appealing environment to attract shoppers and retailers.”

Located in Cambridge City Centre, the 500,000-square-foot Grafton is home to Next, H&M, New Look, Primark and Decathlon. According to LGIM Real Assets, disposable income in Cambridge is 30%above the national average, and consumer spending grew by 2% in the city over the last year.
